Last updated 16 October 2026

This page summarises RentRo's standard tenant agreement. The agreement you sign is the binding document. If this page and the signed agreement differ, the signed agreement applies. This is general information, not legal advice.

Who the agreement is with

The agreement is between RentRo and the tenant. RentRo operates as a property management company and not as a broker.

No brokerage

RentRo charges no brokerage fee. Payments are strictly for rent or services.

Use of the property

The property is for residential use only. Illegal or commercial use is not allowed.

Rent

Monthly rent is payable as agreed. No late fee applies.

Security deposit

The deposit is refundable, subject to deductions for damages, cleaning or unpaid dues. It is refunded within 7 to 14 days.

Fees the tenant pays

  • One-time onboarding fee: ₹5,000. It covers KYC and document verification, background checks, move-in processing and drafting and signing the rental agreement.
  • Monthly service charge: ₹1,000. It is included in the monthly rent figure and funds support during the tenancy, including routine repairs under the Zero Maintenance guarantee.
  • There is no brokerage. Payments are for rent or services only.

Lock-in and notice

  • Lock-in period: 11 months. Leaving early may mean the deposit is forfeited, or that you need to arrange a replacement tenant.
  • Notice period: 30 days' written notice before you vacate.

Maintenance and damage

  • Zero Maintenance guarantee: routine fixes such as bulbs, sockets, minor tap leaks and loose hinges are covered by the ₹1,000 monthly service charge included in your rent. Only normal wear and tear is covered. Read the guarantee terms.
  • Major damage: the tenant is responsible for damage caused by misuse or negligence.
  • Painting package: optional. Charges may apply, or may be deducted from the deposit.

Utilities

The tenant pays for electricity. Whether water is included depends on the owner's terms for that flat.

Inspections

RentRo may inspect the property with prior notice. In an emergency, RentRo may enter without notice.

Ending the agreement

The agreement may be ended for violations, illegal activity or non-payment of rent.

Other terms

  • Force majeure: RentRo is not liable for events outside its control, such as disasters or government actions.
  • Indemnity: the tenant is responsible for legal issues caused during their stay.
  • Governing law: the courts of Bengaluru, India.
  • Declaration: the tenant agrees to all terms on signing.
